Integra Lending Group, founded in 2002, has grown from a 2-person mortgage company, renting a 225 square foot office, to an 8 person lending institution, which has built a 2000 square foot state-of-the-art lending studio in St Tammany Parish. Our firm now employs 8 people (7 mortgage consultants). Our primary market area encompasses the North Shore and South Shore of Lake Pontchartrain. With many of our clients relocating to other states besides Louisiana, we have also extended our reach into most of the national market as well. In 2004 Integra Lending Group started a mortgage banking division that allows us to fund nationally. This means that Integra Lending is lending its own money, therefore controlling the entire loan process.

YOUNG PROFESSIONALS….
Louisiana Realtors Association is looking for area real estate professionals who are interested in getting involved in a Young Professionals Committee in the state association. This committee is defining “young” as anyone under 40 years old. Guess that quickly omits a few of us! Please submit to patricia@nabors.org the names and contact information of anyone in your office who fits the criteria and may be interested in getting involved in their state Realtor association. You are asked to return these names to the NABOR Office before March 10.
BROKER’S COUNCIL…
NABOR Brokers recently met for their quarterly broker roundtable. The objective of these gatherings is to discuss various issues of Realtor concern. Contact Board Director, Neil Wiseman, for more information reviewed at this last interesting meeting. The following is an overview prepared by Neil of key points discussed at the 2/4/2010 meeting:
LA is one of 13 states that does not have a transfer tax but it appears one is on the way;
LREC is working to get the legislature to prohibit developers putting deed restrictions that pays the developer a percentage on every lot sold;
Agency pamphlet is being revised, new requirement to be signed at first productive contact, not first contact (which is the way most agents are currently using the agency disclosure). Cartoons will be eliminated. Will have a tear off panel;
Elimination of dual agency gaining momentum, but will not change in near future;
Short Sales processing is compromising the rules of LREC, RESPA, NAR Code of Ethics, and the professional business practices of the real estate business by:
* Using sales contracts other than the one demanded by LREC;
* Ignoring contractual deadlines;
* Specifying a lender within a sales contract;
* Cutting commissions;
* Directly contacting clients ignoring both listing and buyer’s agents.
Your northshore professional association, NABOR, will investigate to see what can be done about short sale problems.

Executive Chef Sammy is preparing a delicious gourmet lunch for NABOR for the annual Sales Awards luncheon at the beautiful Tchefuncta Country Club: Founder’s Room Salad: Mixed Greens with Artichoke Hearts, Mushrooms, Roma Tomatoes and Creole Mustard Vinaigrette, Herb Roasted Chicken with Sundried Tomatoes over Penne Pasta, Shiitake Mushrooms, Chocolate Ganache Cheesecake, Rolls & Butter, Iced Tea and Coffee.
Doors open at 11:30am with a cash bar. Lunch is served and the awards program will begin at 12:15pm. Tickets are only $27 per guest, if made before March 9 or $37 per guest, if received after March 9. Non-NABOR guests are also welcome to attend at $37 per ticket. Thank you for understanding that this increase ticket price after March 9 has to be strictly adhered to. This means your paid reservation must actually be in the NABOR Office by March 9.
Reservations forms are available on www.nabors.org. Don’t risk seating problems by waiting until the last minute to make your party’s reservations. The ballroom will be set with round tables of eight (8). Only if a company buys an entire table (8 tickets) will that table be reserved in the company’s name. All other non-reserved seating is open and subject to availability upon your arrival.
AWARDS CRITERIA….
Awards Committee Chair, Ronda Behrens, announced a change the Awards Committee made that allows NABOR secondary members to also participate in this year’s awards program. Brokers were notified last week of this change that was omitted in the originally distributed application packets. All award winners must also be in good standing having paid both their 2009 and 2010 annual dues.

AWARD WINNING SMILE…..
A professional photographer will be on hand again this year at the Sales Awards Luncheon to capture all our impressive winners. Get your company group together and have a picture taken. Feel free to approach Phillip Colwart, the photographer, and ask him to take a picture of you and/or your associates. Photos will then be posted online. If you like the way the picture came out, you can order copies. If you don’t care for the results, there is no obligation to buy any pictures. That’s a nice deal!!

A special presentation on LARPAC political contributions was given last Thursday, February 18 at the NABOR Office by Norman Morris, Senior VP Government Affairs, LOUISIANA REALTORS. Interesting and beneficial information was presented. Contact the NABOR Office for more details on giving to your political action committees. PAC is the political voice and watchdogs that supports the real estate industry.
POLITICAL NEWS…..
Stay up with your state legislative issues by attending this week’s Legislative Outreach Lunch on Friday, February 26 at Beau Chene Country Club. Hear what real estate industry issues will be debated in the upcoming Louisiana legislative session.
Before the lunch, earn 2 Hours Continuing Ed Credit: Survival In The Real Estate World will be presented at no charge, but you must register in advance. Class is 9:30am -11:30am. Register with Cindy Olano at LR in Baton Rouge. FAX registration to 225-926-5922.
